| Ashish Joshi
Managing Partner - Real Estate
Ashish heads the Real Estate Investment arm at Milestone and drives the strategic investment decisions for the real estate development & yield driven funds on behalf of 5 real estate funds in India, and has invested in pan India projects worth more than USD 1 Billion. He oversees complete fund performance and asset valuation across all investments and holds key responsibility of developer & partner relations.
Prior to joining Milestone, he was the Chief Finance Officer (CFO) of Peninsula Land Limited, where he was part of the senior leadership team and responsible for handling finance, accounting, investor relationships and treasury functions having played a key role in sourcing, negotiating and managing investments in real estate sector. His understanding and network in the Western India markets have provided him the ability to work with local founders and developers to close high value and prized real estate transactions in competitive situations.
Ashish has also worked in various leadership roles at various infrastructure companies such as Hapag Lloyd, Tata Teleservices, and Aditya Birla Group.
He is a qualified Cost Accountant and a Chartered Accountant and has a Bachelor of Commerce from Nagpur University.

| Rajesh Birla
Sr. Principal - Real Estate Investments
Rajesh drives yield based investments and warehousing projects and along with his team of investment managers. Given the attractiveness & high potential of these two sectors, he has invested about Rs. 1500 cr. out of the IL&FS Milestone Fund I & II, Milestone Development Fund I & II and Milestone Offshore Fund I.
He has over 16 years of investments, project finance, corporate finance, business administration experience with leading corporate houses in India like Reliance, Future Group, R. Raheja Group and RPG Group.
He has in depth knowledge of life cycle of Investments across different sectors having invested in 10 deals.
He is an Chartered Accountant and Cost Accountant.

| Mahesh Payannavar
Sr. Principal - Real Estate Investments
He has over 20 years of experience in capital markets and real estate investments. He is primarily responsible for investments / divestment in developmental real estate projects of the Milestone Funds. Prior to joining Milestone, he was with Urban Infrastructure Venture Capital working as VP – Investments. In Urban Infra, his primary responsibilities were to manage investments in 3 Portfolio SPVs, with total fund investment of Rs. 4000 million. Most of the projects were residential and commercial development, in partnership with developers. He has extensive experience in investment analysis, monitoring, continuous risk analysis for portfolio investments, conducting on site reviews, etc.
He was in the past associated with DSP, Kotak Mahindra, Jet Age Securities, Dewan Housing and Phoenix Mills, in senior capacities .
He holds an MMS in Finance from Mumbai University and B.E. (Chem) from Bangalore University.

A Chartered Accountant, Cost Accountant and Company Secretary by profession, Bhavya has more than 7+ years of working experience with some of the largest business conglomerate in India. Before joining Milestone Capital, Bhavya was working as Consultant to various real estate entities. During his tenure as consultant, Bhavya has worked on assignments pertaining to Corporate due diligence and Compliance, Financial feasibility for real Estate Projects, Advising Clients regarding taxation implications, Transaction Structuring for effective tax planning & timely exits, Financial planning.
Before working as Consultant, Bhavya was Financial Analyst with TATA Steel Limited, India’s largest steel producer company in Private Sector. There he was part of Financial Management and Costing Group , responsible for evaluating divisional performance and also handled assignments related to Mergers and Acquisitions, reporting divisional performance and providing strategic inputs for management decision making.
At Milestone, part of the Investment team actively involved in Analysis of investment oppurtunities, successful closure of Transactions and post investment monitoring of projects.

He has a Masters Degree in Business Administration with specialization in Marketing and Bachelor in Commerce. Afaque has more than 6 years of working experience with in the real estate in India.
Before joining Milestone Capital, Afaque was working with Jones Lang LaSalle Meghraj- India (Formerly Trammell Crow Meghraj Private Limited) as Senior Manager, Investment Services a largest International Property Consultants in India. At Jones Lang LaSalle Meghraj, he was responsible for assisting investors (HNI’s & FI’s) in securing properties, which have an attractive predictable income return together with an opportunity to realize capital gains, analyzing real estate investments on a realistic assessment of the risks to future cash flows resulting from lease expiries, capital expenditures or statutory compliances and provides best possible investment opportunities in real estate, and assisting in raising private equity and construction funding for developers and securitization of rent of leased properties from finance companies /financial institutions.
He has in-depth understanding of the Indian market and how the transaction process works with Strong network and ability to source investment opportunities through existing contacts coupled with strong analytical understanding of the valuation process.

He is an architect with over 16 years of professional experience comprising of an international exposure gained in Middle East and 13 years of own professional practice in India as an architect. The breadth of his expertise extends from understanding Statutory approvals to Construction Management in a real estate development.
Nilesh has also taught at a few Architectural colleges as visiting lecturer. He is G.D. Arch. - Mumbai and has completed PMP training at Dubai.

Rahul looks after project budgeting, design review & optimisation, value engineering, project schedules, monitoring and reporting for the existing projects under development. He also provide inputs during the evaluation and due diligence stage of an investment proposal.
Having over 10 years of experience, he was previously working for Prozone Enterprise Pvt. Ltd. as GM – Projects. His work profile involved overall project management including interaction with architects and overseas joint partners for understanding the operations requirements, liaise with statutory bodies for the various mall projects of the company. He has also worked with Gherzi Eastern as Project Manager for 7 years where he worked overseen various projects Baroda Central, Fame and INOX multiplexes, UBI and MTNL training centres in Mumbai and hotel projects like Grand Hyatt, Mumbai & The Intercontinental, Goa.
Having obtained an engineering degree in construction from Mumbai, Rahul is a post graduate in Advanced Construction Management from NICMAR, Pune. He also holds a Diploma in Fabrication Technology and Erection Engineering from Mumbai.
